All of us here at Hamilton Group are passionate about preserving the integrity of historic, heritage buildings in Geelong. And and we enjoy the process of creatively repurposing original materials to support a circular economy. For us, heritage isn’t just about preservation—it’s about creating lasting value with character, consideration, and respect.
A standout example is our much-loved Woolstores precinct in Newtown. Woolstores is an inspiring story of urban renewal and adaptive reuse, and a proud shortlisted entrant in the 2024 UDIA Awards for Urban Renewal. Located at 400 Pakington Street, the project shows how thoughtful redevelopment can breathe new life into a place while honouring its rich history.
Originally built in the 1920s as part of the Returned Soldiers and Sailors Woollen Mill, the site later became a Gordon TAFE campus. When we acquired it in 1995, it became home to a local charity for over 20 years.
In 2019, we began the next chapter—transforming it into a vibrant, multi-tenant business precinct.

Honouring the past, creatively
The redevelopment introduced 12 tenancies, all linked by a central, curved landscaped atrium that brings in light, life, and a sense of community.

We made a conscious decision to hero the building’s original features—like the red brickwork, high ceilings, and abundant natural light. These aren’t just design choices—they’re part of the building’s story.
One of our favourite details? The original tallowwood was carefully removed, stored, and reinstated throughout the mezzanine levels and amenities. These features aren’t just preserved—they’re celebrated, giving visitors and tenants a real sense of place and history.

A collaborative vision
This project came to life through close collaboration with heritage experts and the City of Greater Geelong, aligning with the Council’s vision for the area. The result is a revitalised precinct that honours its past while driving future investment and community growth.
The name ‘Woolstores’ pays tribute to the site’s legacy—and its ongoing role in shaping the future of river-end Newtown. While the production lines are long gone, the precinct now hums with new energy, supporting businesses, creativity, and connection.
