Henderson’s Stage 1 update: commercial construction and office fitouts in Geelong
Construction is progressing at Henderson’s, Hamilton Group’s newest commercial precinct in North Geelong, with Stage 1 moving closer to completion.
Located at 8–20 Corio Quay Road, Henderson’s forms part of Hamilton Group’s Pivot City precinct, alongside Federal Mills and Glass House. Once complete, Henderson’s will offer 29 new commercial tenancies ranging from approximately 150sqm to 500sqm.
The project combines the character of the site’s industrial past with bright, modern commercial spaces designed for the next generation of Geelong businesses.
Commercial construction progressing at Henderson’s
A recent site visit shows just how far Stage 1 has progressed.
Decking is now down and balustrades have been installed on the mezzanine level, giving a real sense of how the finished spaces will come together. Services rough-in is complete, while plastering of the amenities is currently underway.
This follows significant commercial construction works already completed onsite, including interior abrasive blasting to expose the building’s original heritage brickwork, restoration of the existing roof and extensive structural steel works.
Working with Geelong Steel Fabrication and Versatile Windows, the project incorporated a new mezzanine floor and expansive steel T-bar windows, bringing natural light into the building while retaining its industrial character.
The result will be a collection of distinctive commercial spaces featuring exposed red brick, steel-framed windows, glass walkways and landscaped areas throughout the precinct.

A Geelong site with more than 140 years of history
Henderson’s has deep roots in Geelong’s industrial history.
The company was founded in 1882 by James Kerr Henderson and Elizabeth Ralston Henderson as Henderson’s Federal Springs Works, becoming the first business to manufacture spring washers in Australia.
Over the following century, Henderson’s expanded into car parts, furniture bases, mattresses and fire-retardant cushioning, and held the Australian manufacturing licence for “No Sag” wire technology.
More than 140 years later, Hamilton Group is giving the site a new purpose. The redevelopment retains the original red brick, steel and industrial character of the building while transforming it into a modern commercial precinct.
